Multiplayer or single player?  What settings are you running with?  What computer, graphics card, etc. do you have?

Have you tried the suggestions in the other similar threads?

Turning down the graphics level does improve FPS a whole lot, without significant reduction in graphics quality.

Definitely... if you are in multiplayer on my server.

For single player, spawn town should not be a significant drain.

you can turn down lag with pressing F9 ( turns down shading quality ) also dramatically with the clip ( how far you can see ) with F12.

F9 turns off post-processing which also messes up what under water looks like.

F8 is the low quality shader toggle.
